20 Ropemaker Street is set to bring more than 400,000ft² of office space to the City of London.
A new 25 storey building on 20 Ropemaker Street is being created to provide the City of London with more than 400,000ft2 of Grade A, BREEAM Outstanding office space. The project is the largest commercial development that’s been approved by Islington Council and is aiming to be completed in Q3 of 2023.
The new structure is clad in Portuguese limestone and will become London’s tallest limestone-facing since St. Paul’s Cathedral was completed in 1710. In addition to the office space, the design includes five roof terraces, and many of the floors have balconies providing them with access to outdoor amenities. In addition, the £240 million building will feature ground level retail space and three basement levels for servicing, plant and facilities management, plus cycle and shower facilities.
In order for the development to achieve BREAAM Outstanding or Platinum of the WELL Building Standard, sustainability and occupier wellbeing standards must be met. The techniques used in the construction include efficient use of water and energy, zero waste landfill and use of materials that mitigate the impact of the building’s operations on the ecosystem.
The design features stepped heights to create space for five roof terraces, with most of the office floorplates to have balconies, meaning every floor has access to outdoor amenities.
Ropemaker Street has a strong vertical rhythm and steps up to 110m at its tallest point, with the ground-floor office entrances set back to create a striking double-height colonnade.
Peter Marshall Steel Stairs have designed, fabricated and erected over 100 flights to 3 Internal Stair Cores that will form part of the Fire Strategy of the Building on time to a precise construction programme.
- Stair 1 (internal) – 58 flights with 28 half landings, 26 floor landings and 4 quarter landings
- Stair 2 (internal) – 34 flights with 28 half landings, 11 floor landings and 22 quarter landings
- Stair 4 (internal) – 10 flights with 8 half landings, 3 floor landings and 7 quarter landings
